Our Service
We provide residential conveyancing services in England and Wales for sellers and buyers and, where instructed, for lenders. We conduct relevant searches and enquiries, and prepare and approve the documents to transfer title. Where needed we will register your title and deal with stamp duty requirements. The average time scale for a residential transaction can take anywhere between 8-16 weeks, however every transaction is different and it really depends on the circumstances of each case
Fixed Fees
We charge legal fees as a fixed sum, except where we discuss this with you in advance or as set out in our extras schedule within your Client Care Paperwork. We do not charge an hourly rate. It is not possible to give precise costs figures without first understanding your specific transaction and your exact requirements. This costs guide is only an indication of the likely approximate cost of a transaction. For a costs estimate specific to your transaction, please contact us. This costs guide is intended to give you an approximate idea of the overall legal costs and is based on the average amount of work involved in a basic house sale, purchase and re-mortgage. Commercial rates depend entirely on the circumstances and will need to be quoted by our commercial team.

The examples given are for a typical standard freehold house purchase with a mortgage, or a sale with a mortgage to be redeemed. In both cases, with no complications. A higher or lower charge may apply if your instruction involves, for example, a higher or lower priced property, an apartment, a management company, shared ownership, help-to-buy, – unregistered title, gifts from a third party, preparing a trust deed.
We will always give you an individual cost estimate tailored to the personal circumstances of your sale or purchase.
Unforeseen complications, not known at the outset may be discovered as your sale or purchase progresses. We will provide you with a list of these items and we will always tell you promptly if any of these items should come up. Please see the below list headed TQ Law Additional Charges.
We will quote the rate of VAT current at the time of providing you with an estimate.
Disbursements including Stamp Duty
In addition to legal fees we will charge for disbursements. These are items paid to third parties on your behalf relating to the matter, for example stamp duty when buying a house.
For a typical First Time Buyer purchase with a mortgage, with no complications, the cost of disbursements would be:
- Property Searches £166 (to include local authority, coal mining and water & drainage searches)
- Land Registry Searches £50
- Land Registry registration fee £100
- Stamp Duty Land Tax £0

For a typical sale with a mortgage and no complications, the cost of disbursements would be:

Disbursements may vary for each customer as they depend on individual circumstances, and what arises during the transaction.
We will always give you an individual cost estimate tailored to the personal circumstances of your sale or purchase.
If the property is an apartment or has a management company involvement our standard charges as above will apply however there will be an additional legal fee of £380 plus vat due to the additional work involved with these transactions.
Please also note that if the property is leasehold or freehold with an amenity charge the landlord and/or management company will probably also charge as follows: –
- Notice of Transfer- the fee can be between £250-£300 plus VAT per notice (they may charge an additional fee if we also need to serve a notice of charge)
- Deed of Covenant fee- this can typically range between £250-£300 plus VAT and it is possible that more than one Deed of Covenant may be required.
- Certificate of Compliance fee – again this can vary between £250-£300 and more than one may be required.
These fees vary from property to property and it is unlikely we will be able to provide them at the time of instruction. We will however provide an accurate figure once we have received the documentation to enable us to do so.
Referral arrangements
We have referral arrangements with a number of estate agents and brokers. If we pay a referral fee, we will tell you.
For a typical standard freehold purchase, the referral fee will on average be £125. Our standard charges are amended where you are a customer referred to us by an internet referrer such as but not limited to Fix My Legals, Conveyancing Index, Movin Legal or Easy choice. Please contact us for a detailed quote in these circumstances.
TQ Law Additional Charges Schedule – Unforeseen Occurrences
Certain unforeseen and time-consuming contingencies can come up in a transaction in which case we have to charge extra as set out below. We will notify you as and when these arise and tell you the additional cost. Where your referrer has already agreed a fee scale with you for additional items, these items will be deemed incorporated into this Schedule and will take priority in the event that the item already appears below
